A simple fixed-term rental

The PDF records a set rental period and a monthly payment. Its property options include a single-family home, apartment, condominium, or other residence.

Choose a fuller lease if you need to set out additional responsibilities or house rules.

Need an ongoing monthly tenancy?

This form asks for an end date. Monthly rent does not make it a month-to-month agreement. For an ongoing tenancy, choose a form that expressly covers that arrangement.

Roommates or a room rental?

This PDF has one tenant signature line and no terms for shared spaces, individual rent shares, or replacing a roommate. Use a fuller lease or agreed addendum to address those details.

Was the home built before 1978?

For most pre-1978 rentals, federal rules require delivery of known lead information, available records and reports, the lead warning and disclosure statement, and the approved pamphlet before the tenant signs. Complete the disclosure signatures and keep a signed copy for three years. There are exemptions; check the EPA requirements and exceptions.

Check state and local requirements

Do not assume six completed sections are sufficient everywhere. Nevada, for example, requires written rental agreements to cover additional subjects including services and a condition inventory. Read Nevada’s required provisions.

Verify the deposit deadline

The PDF says the deposit is returned within a blank number of days “after the end of the Term.” Check both the deadline and what starts the clock. California, for example, generally requires an itemized statement and the remaining deposit within 21 days after the tenant vacates. California deposit law.

Do not simply enter “30 days.” Check the deposit cap, permitted deductions, documentation, and any account requirements for your location; adapt the wording if needed.

Recent California changes: the general one-month deposit cap applies to deposits demanded or collected from July 1, 2024, with specified exceptions; move-in photo requirements apply to tenancies beginning July 1, 2025 onward. Check current rules and exceptions.

How to fill out this one-page lease

Have the parties’ details, property address, rental dates, payment arrangements, and applicable deposit rules ready.

  1. Identify the parties

    Enter the agreement date, the landlord’s full legal name and mailing address, and every intended tenant’s full name. If an agent signs for the owner, identify the owner and the agent’s authority clearly.

  2. Describe the property

    Include the street address, apartment or unit number, city, state, and ZIP code. Select the residence type. If parking, storage, furnishings, or shared areas are part of the rental, describe them in an agreed attachment.

  3. Set the start and end dates

    Use full dates including the year. Keep the date the agreement is made separate from the date occupancy begins. This form has no renewal or early-termination clause; address those arrangements before signing.

  4. Make rent instructions usable

    Enter the monthly amount and a clear due day. Specify who receives payment and where or how to pay. If occupancy starts mid-month, record the agreed first payment and due date separately so they do not conflict with the monthly amount.

  5. Choose one deposit option

    Select either a deposit or no deposit. If taking one, fill in the amount and a return deadline that complies with the applicable rules. The clause describes security for damage; review it if you intend the deposit to cover other obligations. See the deposit checks above.

  6. Check attachments and signatures

    Review all entries and agreed attachments together. The PDF provides only one tenant signature line despite its “Tenant Name(s)” field. Add clearly identified signature space for each additional tenant, and give each party the complete signed lease and attachments.

Before you use the agreement

Is a one-page residential lease legally valid?

Length alone does not establish validity or compliance. The required content and formalities depend on the jurisdiction and rental. This form records basic terms, but Nevada’s required written-lease provisions, for example, go beyond its six clauses. Check applicable requirements before relying on it. Nevada lease requirements.

Can I use this PDF for a month-to-month rental?

As written, it specifies a start and end date. Use an agreement expressly designed for an ongoing monthly tenancy instead of leaving the end date blank and guessing what happens. Minnesota’s AG explains the distinction between periodic and fixed-term leases.

Does this lease need to be notarized?

The PDF has no notary section. Requirements differ by state and lease length: Washington expressly allows leases of up to one year without acknowledgment, witnesses, or seals. Check the rules for your property before deciding whether additional formalities are needed. Washington signing rule.

What if the term is longer than one year?

Check your state’s writing and execution requirements before using a longer term. New York, for example, generally requires a lease longer than one year to be in writing and signed by the party against whom enforcement is sought, or their authorized agent. Does “no security deposit” change the rent?
